Fixing a Stuck Garage Door

Garage doors may become stuck for many reasons.

Sometimes the garage door cables slip off of the spring system and cause the door to come off the tracks. This is a sign that the garage door springs may be old, weak and ready to break. In this case we would advise replacing them with a higher quality spring. This will insure that the cable will stay tight once the new springs are balanced. We will get your garage door back on track, replace the springs with your approval and fully tune up your system.

The garage door motor may be broken. In this case, you may pull the manual emergency release to open the door. We will assess the problem, and lay out options ranging from repair of the motor to replacement of the entire unit.

 
Occasionally a garage door wheel may break. This can definitely cause the system to become stuck when going up or down. In this case we would advise replacing the plastic wheels with a high quality nylon ball bearing wheel that will last up to 20 years. After the wheels have been replaced, you needn't worry about them having any issues.

Sometimes a damaged panel can cause the door to get stuck. If a panel has a crease in the middle, it will not close properly. The panels may develop creases or folds for different reasons. An improperly installed motor may damage the panels if it is going down too far and exerting excessive force. In this case we will reinforce the panels with a steel bracing, which will straighten the panel out and allow it to open and close smoothly. Lastly we'll readjust the motor so that it will function properly with the system.

If the if the door has been hit with a car and causes significant damage, more than likely the panels will need to be replaced. We will take the full measurements and order the model panels that your garage door requires.


The garage door frame may have shifted. This may require extensive work on the framing of the door. Once repaired or rebuilt, we will re-install the original system so that all of the hardware is properly aligned.

Garage Door Maintenance

     

Maintaining your garage door system is an easy task. Today we will show you how to keep your garage door running smooth and efficient.

What you will need:

1 7/16 size wrench

1 Can of garage door lubricant from your local hardware store.

A broom or dust cloth

Begin by looking at your door hinges. Look for any hinges that appear extremely loose. Next, using the 7/16 wrench, go over every nut to make sure they are completely tight. Be careful to not over-tighten.  Only tighten the nuts on hinges, but turning clockwise. Do not attempt to tighten the bottom square hinges (the ones with cables). Using the wrench, check to make sure they are secure and not loose.

After tightening the hinges, take your broom and sweep all spider webs off of the door and garage door opener sensors. This will prevent the garage door opener from malfunctioning (spider webs can trip the sensors).

Now take your can of garage door lubricant and spray the springs, hinges, wheels and opener rail. Make sure that nothing is under the rail while you are doing this. Do not overspray, as that will only make everything very messy.

The last step is to check the door weight. With the door in the down position, disengage the manual release. If you open your door one foot above the ground and it falls, this is a sign that the garage door springs need to be serviced by qualified professionals, as the extra weight of the door is putting significant stress on the garage door motor. You're done! Make sure to go through this process twice a year, once in the summer and once in the winter. This will keep the entire system running smoothly with a minimal amount of friction.

Replacing and Repairing Your Garage Door Springs

Garage door springs can be very dangerous - never touch them! The springs are under tension equivalent to the weight of the door. Attempting to repair or replace a spring may very well land you in the emergency room of your local hospital.

Next, we will remove the springs from the torsion tube, and replace them with a pair of high quality load bearing springs that will last up to 20 years.
